Private Beta Terms & Data Disclosures
Read this first. DealLab is decision-support software. It is not an appraisal, not a broker price opinion, and not investment, legal, tax, or lending advice. Every number it produces is an analytical estimate built from the sources disclosed below, under conservative assumptions that are themselves labeled. You — not DealLab — make the investment decision, and you should verify material numbers independently before committing capital.
1. Beta status
You are using pre-release software under active development. Features, scores, and data may change between sessions, occasionally in ways that alter a property's grade — when a nightly data refresh changes an input, the output changes with it. Report defects and suspicious numbers; that feedback is the point of the beta.
2. What DealLab's numbers are — and are not
- Every value carries a source tag — verified, estimated, or assumed — shown in the interface and on reports. Treat anything not marked verified as a working hypothesis.
- ARV (after-repair value): unless a fresh CMA with qualifying sold comps has been ingested for the property, ARV is derived from active and recently listed prices (a list-price proxy), not closed sales. It is labeled accordingly. A licensed appraisal or agent CMA remains the standard of care before an offer.
- Rent: market-cohort estimates unless tagged verified (Rentometer-confirmed or operator-confirmed).
- Rehab: catalog-priced from operator scopes in the Kansas City market; a walk-through and contractor bid supersede it. Where no scope exists, DealLab deliberately withholds offer guidance rather than price a blind guess.
- STR revenue: modeled from market-cohort data (AirDNA exports) with conservative haircuts; actual performance varies with operations, seasonality, and regulation.

DealLab currently underwrites the Kansas City metro and Lake of the Ozarks region. Assumptions are calibrated to these markets and do not transfer elsewhere.
4. Accuracy & calibration
DealLab logs every predicted-versus-realized outcome in a calibration ledger and will publish error rates only when the sample size supports them (minimum five out-of-sample realized outcomes per metric). Until then, DealLab makes no quantitative accuracy claims. What we commit to instead: conservative assumptions, source labeling on every number, and refusing to print offers on unverified inputs.
5. Platform & scope
- Desktop-first: the beta dashboard is designed for desktop browsers. Mobile rendering is functional-at-best and not yet a supported experience for field use.
- Availability is best-effort; the platform is operated by a small team and may have maintenance windows. Nightly data refreshes run on an automated pipeline with quality gates; when a gate trips, yesterday's data is served rather than bad data.
6. Your account & acceptable use
- Accounts are individual and non-transferable. Keep your password to yourself; sessions can be revoked.
- Beta access, pricing outputs, reports, and the platform's methods are confidential during the private beta. Don't redistribute reports outside your own deal work (sharing with your lender, agent, or partners on a specific deal is fine and intended).
- No scraping, reselling, or bulk extraction of platform data.
7. No warranty; limitation of liability
The platform is provided "as is" during beta, without warranty of any kind. To the maximum extent permitted by law, Hearthstone Properties KC / DealLab LLC is not liable for investment outcomes, lost profits, or decisions made in reliance on platform outputs. Real estate investment carries risk of loss, including total loss of capital.
8. Changes & termination
We may update these terms during the beta (material changes flagged at login) and may suspend or end beta access at any time. You can end participation at any time; on request we will delete your pipeline and account data.
